- Use diligence in managing and servicing their property as in reference to the renting, leasing and maintenance of their real estate.
- To deposit all incoming rents in a Trust Account In Federally Insured Banking facility separate from Agent’s personal or other business accounts.
- Render monthly statements with receipts of rents collected minus expenses and charges and a year-end statement with a record of all income and expenses along for tax purposes along with a 1099.
- Advertise the availability of the unit with signage, in real estate publications, and Multiple Listing Services that are available to all Realtors as well as publicly seen throughout the Island, Mainland and around the world.
- Make sure to notify tenants as well as landlords in order to negotiate lease renewals when due.
- To make scheduled and unscheduled inspections of the property at least twice a year or more.
- To terminate tenancies, and if necessary, to institute and prosecute actions to evict tenants.
- To make or supervise repairs and alteration and to do decorating if necessary, at owner’s request.
- To make contracts for electricity, gas, fuel, water, telephone cable, yard work, house, and window cleaning, trash or rubbish hauling and any other service needed.
- To pay from gross receipts, GRT, property taxes, CAF, utilities, licensing fees, renewal of licensing fees, Insurance, business registration and any notices, documents and communication with GHURA.
